AREA15 Developer Pitches Las Vegas NBA Arena Site

AREA15 developer pitches 50-acre NBA arena site inside Las Vegas city limits

Fisher Brothers, the New York real estate firm behind Las Vegas entertainment complex AREA15, has put forward a 50-acre site next to the venue as the home for a future NBA expansion arena, and it has the backing of the city's two most senior elected officials.

The site sits just west of Interstate 15, between AREA15 and Palace Station, inside the City of Las Vegas in Ward 3. That sets it apart from much of the region's arena conversation, since the Strip and T-Mobile Arena both sit in unincorporated Clark County. Mayor Shelley Berkley and Mayor Pro Tem Olivia Diaz, who represents Ward 3, both wrote letters of support in late July, with Berkley calling it "an exceptional location for a future NBA franchise." Both noted that the league and an eventual ownership group will make the final call.

Fisher Brothers says $18 million in site improvements are already complete, including new water and sewer mains, and a masterplan agreement secures 40.5 megavolt-amperes of dedicated power. The land falls within a redevelopment area and a federal Opportunity Zone, and $140 million in incentives has been authorised through the Tourism Improvement District program. The proposal envisions an arena of roughly 18,000 to 20,000 seats anchoring a wider mixed-use district of bars, restaurants and lodging, alongside the existing 30-acre AREA15 complex, which has drawn more than 17 million visitors since opening in 2020.

Fisher Brothers is not bidding for the team itself. CEO Winston Fisher is positioning the firm as a development partner: it has submitted the site to the NBA, held early talks with bidding groups, and says it is flexible on both deal structure and arena size.

The NBA is reported to have narrowed its Las Vegas ownership search to three groups: Nancy Walton Laurie and Bill Laurie; Steve Apostolopoulos and Marc Lasry; and Bill Foley and Jerry Colangelo. Commissioner Adam Silver has said the league aims to decide on expansion by the end of 2026. The AREA15 site joins a crowded field that includes Oak View Group's long-planned 66-acre campus south of the Strip, a Caesars and VICI proposal, and Resorts World, while Silver has said T-Mobile Arena would need significant work to serve as a permanent NBA home.

With an ownership decision seemingly close, attention is shifting from whether Las Vegas gets a team to where it will play.
